To qualify for VA loans – all VA buyers must ascertain they are ELIGIBLE to participate in the VA Home Loan program by virtue of their time spent on active duty AND their character of service, relative to the period of time they served our country, as a VA friendly Realtor, I can help you with that process.
To start please ensure that you either have or will obtain your DD-214 (Department of Defense Form) which will verify this data.
To request your discharge paperwork, if they do not already have a certified copy, please go to: www.archives.gov/veterans/
Once you have procured the required discharge paperwork, the next step is securing what is called a Certificate of Eligibility (COE). The COE substantiates that the Veteran is deemed eligible for the VA Home Loan Guaranty, and the lender will require this certification.
Once you have confirmed your military service, and while awaiting the Certificate of Eligibility, I will help you select a lender that will complete an application and work with you to determine the amount of loan for which you qualify.
After obtaining the mortgage pre-qualification or pre-approval, I can begin showing you homes within that price range. I will take care of the negotiation and contracts and I will, of course, include in the sales contract a contingency making it void if you, as my client, are unable to obtain VA Guaranty financing.
The lender will then order an appraisal of the property, and help you clear the final conditions required to close on the new home.
